Why are homes and property taxes in Washington Township, NJ so inexpensive??

Is it a flood area or a really bad area? I am browsing through neighborhoods around the garden state parkway and noticed that homes are significantly cheap. . . and they are not ugly homes either. Can someone tell me where are nice areas around there? Any info would greatly help. We are planning to buy a house sometime next year so we are now starting to research good areas with good schools. Thnx!

that was atlantic county along the parkway. washington township has high taxes and expensive homes.. thee are homes to be sold in clayton new jersey.. tax around 6k per year.. homes 200 plus.. ok.
