To get a more accurate pricing talk to your local Realtor who understand your area and ask them to run a CMA on your home, only after they have seen your home in person. It gives you an estimate of the home value, with a range of values that indicates how good their estimation is.  For example, if the home value comes to be $250K and the range is $175K to $400K, you should understand that they don&#039;t have very good data on your specific home/community.  But if the range is narrower, then their model has picked up enough information to predict your home&#039;s market value.

Also, very good tools to compare your home to your zip code, county, state, US, etc.  Good site, worth exploring and it is free! :-)
