I wouldn't rely on it. To get a more accurate pricing talk to your local Realtor who understand your area and ask them to run a CMA on your home, only after they have seen your home in person. For example, if the home value comes to be $250K and the range is $175K to $400K, you should understand that they don't have very good data on your specific home/community. But if the range is narrower, then their model has picked up enough information to predict your home's market value.
