What can I do if I feel that the assessed value of my home is too high?

The property assessor assessed my home at a value that I think is higher than the actually value (due to home prices going down) is there any sort of appeals proccess to get them to change the value? I live in St. Lucie County, FL

    You can challenge or appeal it. Write to the tax appraiser’s office saying you want to appeal it. You will probably need to hire your own licensed appraiser to contest it.

    I imagine that you go to your county assessor’s office and file a complaint. In order to appeal your taxes, start as soon as you can. If there is a change made, it won’t reflect right away. In other words, don’t expect to see a change on your next tax bill. The county would probably send out another assessor and go from there. They will let you know what is decided.

    So you are interested in getting a lower assessment value for your property, basically, for you to have a lower real state tax. but this could also backfire because when you sell the house the minimum price will also be the assessed value, or when you are securing a mortgage for the said property. Yes, you can file a request for a reconsideration to your state’s assessors office.

    I’d say homestead your house that way you get the $25K tax break no matter what they assess your house at. See if you can appeal and call your county tax assessors office. There are obviously guidelines they have to follow in order to assess your homes value, chances are they might be going based on what they have sold for in the past six months. Port St Lucie is a nice area it’s becoming quite the area to move to there are probably a lot of factors they take into account also I’m sure the property taxes are higher in St. Lucie County than say Broward County.

    Look on the bright side when it comes time to sell you’ll be able to get more.
