Bless their little hearts and souls. Is this not an excellent strategy. Waste is a terrible thing when homeless people are in need of housing. Do you agree with their new strategy?

Modular Homes property taxes?

I was wondering someone made a comment about the property taxes of modular or double wides home being assessed differently than regular homes. We are looking to get one here soon and would like to know if this is true.

Modular homes can only be placed on permanent foundations and will be assessed as real property and taxed in that manner. Manufactured homes can be placed on a permanent foundation and at that point will be assessed as real property and taxes will be assessed accordingly. They can also be placed on a non permanent foundation and you will pay registration/title fees like a vehicle and pay property tax on the property if you own it.

Modular and manufactured are not inter changeable term. They are a different type construction.

Two homes on one property- combined bills?

I am looking into purchasing a property that has two homes built right beside each other. The homes have one address. Does this mean the electric, cable, etc bills would be billed as one house?

Property tax would be, but utilities are usually have separate meters and separate feeds.

I have heard that property taxes for non-residents in the US are not regulated. In other words, they may be volatile from year to year. Is there somewhere I can find more information about this, if it’s true?

Property taxes are the same for as a resident. It doesn’t matter if you are not a resident.

Does anyone know where any single wide mobile homes in park property for sale or can point me to a lead?

I have been looking at various internet sites that focus on companies that purchase homes/properties for any reason. Are these legitimate companies or are they scams?

Actually most of the companies like We Buy Ugly Homes are totally legit.

They pay cash too. They will pay about 60% of the appraised value, so you need to have serious equity. If you do not have equity to give to them they would not be making a decent investment.

No, the only way is to sub-divide. It costs a lot and as you said may not be possible.

Say one home was being rented out and you were dependant on that income and you lived in the other one. Would you get a reverse mortage on one, then buy a house in China? Really, what would you do?

Wait till the Crash gets closer – borrow on my equity and then buy more property.

Money works 24/7 (365 days a year) and can make more money faster than I can work for it!!!

Oh……while I think of it……….. Whenever I buy property, I look for the worst house in the best Street. It’s the Streets and Suburbs that increase property values – not the house!
